Important — read before using ReraDesk: ReraDesk is an analytical decision-support tool for B2B compliance workflows. It is not a practicing RERA professional, advocate, or Chartered Accountant. It does not provide legal advice, guarantee regulatory outcomes, or auto-submit filings to any RERA portal. By using ReraDesk, you confirm you are a business professional (developer, CA, lender) authorised to act on behalf of your organisation.
- "ReraDesk" — the platform, software, and services operated at reradesk.in
- "We / Us / Our" — ReraDesk and its operators
- "You / User" — an individual accessing ReraDesk on behalf of an organisation
- "Organisation" — the business entity (developer firm, CA firm, lending institution) that has subscribed to ReraDesk
- "Service" — all features, tools, reports, and workflows available within the ReraDesk platform
- "QPR" — Quarterly Progress Report as required under Section 11(1) of the Real Estate (Regulation and Development) Act, 2016
- "CA" — Chartered Accountant registered with the Institute of Chartered Accountants of India (ICAI)
- "RERA Authority" — state Real Estate Regulatory Authority constituted under RERA 2016
- "Content" — documents, data, and files uploaded to ReraDesk by the User

Acceptance and eligibility
By accessing or using ReraDesk, you confirm that:
- You are at least 18 years of age
- You are a business professional — a real estate developer, promoter, Chartered Accountant, RERA consultant, or representative of a lending institution
- You are authorised to enter into this agreement on behalf of your organisation
- Your organisation is engaged in RERA-regulated real estate activities in India
- You are not a homebuyer seeking grievance redressal (see §4)
If you do not meet these requirements, you must not use ReraDesk.
ReraDesk provides the following compliance assistance tools:
- QPR Filing Wizard — AI-assisted extraction of QPR fields from uploaded documents, with source traceability and CA certification gate
- GST-ITC Reconciliation — Matching books of accounts against GSTR-2B data; IMS 2026 invoice action queue
- Form-7 Tally Reconciler — Variance detection between QPR aggregates and Tally/Zoho Books exports
- 3-Account Compliance Monitor — Real-time monitoring of TNRERA 100/70/30 banking mandate compliance
- MahaRERA QR Embedder — Order 46C compliant QR code generation for promotional materials
- CIRP Risk Dashboard — Analytical risk scoring for project insolvency indicators (for lenders)
- CA Co-Pilot — Multi-tenant agency dashboard for CA firms managing multiple builder clients
- DPDP Consent Manager — Buyer consent management tools for DPDPA 2023 compliance
Human-in-the-loop requirement: ReraDesk does not auto-submit any filing to any RERA portal or government system. Every QPR requires explicit promoter declaration and CA digital signature certification before submission. This is a non-negotiable design principle.
Critical limitations — please read carefully:
- Not a legal advisor: ReraDesk does not provide legal advice. No communication from ReraDesk constitutes legal counsel. Always consult a qualified advocate for legal questions.
- Not a practicing RERA professional: ReraDesk is software. It does not hold any RERA authority accreditation, registration, or approval. ReraDesk is not "approved by" or "certified by" any RERA authority.
- Not a Chartered Accountant: ReraDesk does not certify financial statements. CA certification within the platform is performed by the human CA user, not by ReraDesk's software. ReraDesk provides the workflow and data; the CA provides professional judgment and signature.
- Not a guarantee of compliance: ReraDesk helps reduce the risk of RERA penalties by streamlining compliance workflows. It does not guarantee that any filing will be accepted by a RERA authority, that penalties will not be levied, or that any regulatory outcome will result. Under DPDPA 2023, your organisation faces fines up to ₹250 Crore as Data Fiduciary — ReraDesk's DPDP tools assist but do not eliminate this liability.
- Not a homebuyer service: ReraDesk is exclusively B2B. It does not assist homebuyers with complaints, refunds, possession disputes, or grievances against developers. Homebuyers should visit their state RERA portal directly.
- Not an advocate or consultant: Using ReraDesk does not create an advocate-client or consultant-client relationship between ReraDesk and the User.
Language note: Where ReraDesk uses terms like "Built for MahaRERA Order 46C compliance," this means the tool is designed to assist with Order 46C workflows — not that it has received official certification or approval from MahaRERA.

Account registration and security
- You must provide accurate, current, and complete registration information
- You are responsible for maintaining the confidentiality of your account credentials
- You must notify us immediately at hello@reradesk.in if you suspect unauthorised access
- Each user account is for individual use only — credentials must not be shared
- Organisation administrators are responsible for managing user access within their account
- We reserve the right to suspend accounts where suspicious activity is detected

Subscription, pricing, and billing
Current plans:
- Pay-per-Filing: ₹2,999 per QPR filing
- Growth: ₹29,999 per project per year (1–3 projects)
- Professional: ₹44,999 per project per year (4–15 projects)
- CA Bundle: ₹2,00,000 per year for 10 projects (CA firm licence)
- All prices are exclusive of applicable GST (currently 18%)
- Payments are processed via Razorpay. We do not store card details.
- Annual subscriptions are non-refundable after 7 days from the start date, except where required by law
- We reserve the right to change pricing with 30 days' notice to active subscribers
- Beta programme participants may receive discounted or complimentary access during the beta period as communicated separately
You agree not to:
- Use ReraDesk to file false, misleading, or fraudulent information with any RERA authority
- Upload documents you do not have the right to process
- Attempt to reverse-engineer, scrape, or extract the platform's AI models or proprietary logic
- Use ReraDesk to process personal data of homebuyers without a valid legal basis under DPDPA 2023
- Share account credentials with unauthorised parties
- Use the platform to circumvent RERA regulations rather than comply with them
- Attempt to gain unauthorised access to other organisations' data
Violation of acceptable use may result in immediate account suspension and legal action under the Information Technology Act 2000 and applicable Indian law.
- ReraDesk platform: All software, AI models, workflows, UI design, and documentation are proprietary to ReraDesk and protected under Indian copyright law and the IT Act 2000.
- Your content: You retain full ownership of all documents and data you upload. ReraDesk acquires no ownership rights over your QPR data, financial documents, or project records.
- Derived outputs: Reports, reconciliation outputs, and audit trails generated from your data belong to you.
- Aggregated analytics: We may use anonymised, aggregated usage data (never traceable to your organisation) to improve the platform.

Data ownership and processing
Your data is yours. We process it as a Data Processor under DPDPA 2023 solely to provide the service. See our Privacy Policy for full details on data handling, storage, and your rights.
You represent and warrant that you have the right to upload and process any data submitted to ReraDesk, and that doing so does not violate any third-party rights, applicable law, or regulatory requirement.

Disclaimers and limitation of liability
The service is provided "as is." ReraDesk makes no warranty, express or implied, regarding the accuracy of AI-extracted data, completeness of compliance outputs, acceptance of filings by RERA authorities, or fitness for any particular compliance purpose.
To the maximum extent permitted by Indian law:
- ReraDesk's aggregate liability to any Organisation for all claims in any 12-month period is limited to the subscription fees paid by that Organisation during that period
- ReraDesk is not liable for indirect, consequential, incidental, or punitive damages — including RERA penalties, tax liabilities, or regulatory fines — arising from use or inability to use the service
- ReraDesk is not liable for decisions made by your CA, your legal counsel, or RERA authorities on the basis of ReraDesk outputs
- ReraDesk is not liable for force majeure events including RERA portal downtime, government system outages, or third-party API failures
Nothing in these Terms limits ReraDesk's liability for fraud, wilful misconduct, or death/personal injury caused by negligence.
You agree to indemnify, defend, and hold harmless ReraDesk and its operators from any claims, losses, damages, liabilities, and costs (including legal fees) arising from:
- Your use of the service in violation of these Terms
- False or fraudulent information submitted through the platform
- Your violation of any RERA regulation, DPDPA requirement, or other applicable law
- Infringement of third-party rights through data you upload
- By you: Cancel your subscription at any time from account settings. Access continues until the end of the paid period.
- By us: We may suspend or terminate your account for material breach of these Terms, with 7 days' notice (or immediately for fraud/security violations).
- On termination: Your data is retained for 30 days post-termination during which you may export it. After 30 days, account data is deleted (QPR audit trails may be retained for 7 years per RERA requirements — see Privacy Policy §8).

Governing law and dispute resolution
These Terms are governed exclusively by the laws of the Republic of India.
- First step: Contact hello@reradesk.in — most issues are resolved within 14 days
- Mediation: If informal resolution fails, parties agree to attempt mediation before litigation
- Jurisdiction: Courts of Mumbai, Maharashtra have exclusive jurisdiction
- Consumer forum: Nothing in these Terms restricts statutory rights under the Consumer Protection Act 2019 where applicable
We will notify registered users by email at least 14 days before material changes take effect. Continued use after the effective date constitutes acceptance. For non-material changes (formatting, clarifications), we may update without prior notice.
